The Brevard County Residential Report for December 2020 showed that single family homes have seen a healthy growth compared to previous years. The median price has risen to $270,000, likely due to the smaller inventory of properties paired with an increase in remote workers seeking out more ideal home locations.

What makes a home "luxury" or "super luxury"?

When you see the word luxury, it’s often just a buzzword meant to instill thoughts of modern architecture and lush interior design. At the end of the day, luxury properties are simply those in the top 10% of market transactions, with super or ultra-luxury homes claiming the top 1-2%.

Should I focus on location or amenities in Brevard County?

Sellers will jump on this chance to get their funds quickly, but the edge of an all-cash buyer starts to dull if more and more of them start entering the market.

Are brand new houses worth "breaking in"?

When a house is freshly minted, or never lived in before, it’s referred to as new construction. Getting a pristine home with the most up-to-date appliances and amenities is always a great option, but it does still have its own set of considerations. New homes often have little to no wiggle room on pricing as they are more akin to buying a product off of a store shelf that has been priced based on cost and mark-up. Another area to check on is who made the home, as a new poorly built house can be lower quality than a pre-owned home that has some years under its belt.

Does Brevard County have a mansion tax?

A mansion tax is a fee assessed to purchase property in large cities where real estate listings are slim but the demand is always astronomical. Thankfully the mansion tax that plagues many metros around the country hasn’t been implemented in Brevard County, meaning you won’t have to pay extra taxes just to have a more luxurious home.

Are mortgage preapprovals and prequalifications the same?

While both terms regard a buyer’s eligibility for financing, a prequalification is similar to a soft credit check. It is a quick overview of debts, income, assets and any other financial obligations a borrower may have. Once this review is agreeable to the bank, an underwriter begins the more detailed process of pre-approval which can better signify to sellers that your finances align with the amount the home is being sold for.
